What is Mitchell-Lama?
Mitchell-Lama is a New York State program created in 1955 to provide affordable housing for middle-income families. Residents here are shareholder-owners — you don’t just live at Kings Bay Houses, you have a stake in it. Monthly carrying charges cover building operations and the mortgage, not someone else’s profit. A resident-elected Board of Directors makes decisions, and the state’s DHCR keeps everything on track.
The Neighborhood

Sheepshead Bay is one of southern Brooklyn’s most livable neighborhoods — close to the water, well-served by transit, and full of good food.
