What is Mitchell-Lama?

Mitchell-Lama is a New York State program created in 1955 to provide affordable housing for middle-income families. Residents here are shareholder-owners — you don’t just live at Kings Bay Houses, you have a stake in it. Monthly carrying charges cover building operations and the mortgage, not someone else’s profit. A resident-elected Board of Directors makes decisions, and the state’s DHCR keeps everything on track.

The Neighborhood

Kingsborough Community College marina on Sheepshead Bay

Sheepshead Bay is one of southern Brooklyn’s most livable neighborhoods — close to the water, well-served by transit, and full of good food. The B and Q trains are nearby, Kings Plaza is a short drive, and Emmons Avenue’s waterfront restaurants are practically in the backyard. Read more about the neighborhood →
